We are looking for opportunities in markets and submarkets where there is an economic advantage to build. This advantage may be as simple as a land price, construction price or some tax favored advantage. Our primary focus will be large bulk distribution product located within the path of goods flow. In addition, we will also seek strategic infill sites to meet the market demand of that particular submarket. Our focus has been on the following three markets: DFW Airport, the Great Southwest, and the I-20 corridor, with an opportunistic eye toward select infill sites in other submarkets. We intend to develop a limited number of strategic capital relationships where we have a programmatic approach to development capital. We will match our intended disposition strategy for the project with that of our capital partner. |

Our overall office strategy is to purchase solid, well-located
real estate at pricing significantly below replacement cost. These projects
typically have significant existing vacancy or anticipate meaningful vacancy
in the near future. Our focus is to acquire solid real estate suffering from
what we believe are temporarily depressed market conditions, underwriting a
conservative market recovery. These acquisitions are considered a “value
play,” as the motivation to acquire the project is an attractive price per
square foot relative to replacement costs. Therefore, cash flow will be
limited until additional leasing occurs. Our intent is to stabilize these
projects over 12 to 36 months generating unleveraged cash flow yields in the
11% to 15% range, on a stabilized basis while also remaining below
replacement cost. |

Our single tenant strategy is to build partnerships with corporations or their franchisees to help them grow their business or operate more efficiently by taking real estate off their balance sheet. As developers and investors, we are interested in owning real estate assets of businesses we believe will continue to succeed. Between the partners we have over 70 years of in-house experience and currently have 31 single tenant build-to-suit projects in process for a wide range of clients. One client is a local credit private franchisee expanding nationally, the other is an investment grade public corporation focusing on Texas.
